Property Managers - All US Markets

Property Managers will have the full responsibility of managing daily operations including oversight of the Service Manager and service team. Primary responsibilities include managing staff performance, maintaining community to brand standards, marketing and leasing effectiveness, resident retention and satisfaction, management of property financials, and management of lease documents and audit compliance.
Qualifications

High school diploma/GED, Bachelor’s degree strongly preferred

Five to seven years of experience in multifamily property management along with one to three years of supervisory experience, or an equivalent combination of experience and education.

Valid driver’s license from the state of residence
Assistant Property Managers - All US Markets
We are currently seeking an Assistant Property Manager to assist the Property Manager in maintaining all aspects of property operations.
Responsibilities:
-
Assist the Property Manager in the initiations and management of all core business processes
-
Leasing, client relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, and team development
-
Manage all accounting functions including collecting and posting rent payments, reporting, month end, pre-close, bank deposits and ensuring an accurate rent roll
-
Utilize Company leasing expectations and procedure to warmly greet prospective clients.

Qualify, determine needs and preferences, professionally present the property and apartment homes, utilize feature/benefit selling, close the sale and follow-up

Prepare Final Account Statements (FAS) based on move out charges

Verifies application information and income, then forwards final approvals to the Property Manager

Assist with resident retention activities

Audits lease files for accuracy

Any other tasks assigned
Qualifications:

2 years of property management and leasing background

Maintenance Supervisors - All US Markets
Maintenance Supervisors, under the direction of the Community Manager, is responsible for all physical operations and maintaining curb appeal of the apartment community. You will spearhead all preventive and daily maintenance efforts with excellence and the highest level of consideration for a superior customer experience—exceeding targeted resident satisfaction and retention goals.
Responsibilities:

Oversee and participate in all maintenance projects including capital improvements.

Coordinate and perform repair of property grounds, apartments, and building exteriors.
-
Manage maintenance budgets and other administrative tasks.
-
Direct all property/ground upkeep, preventive care, and maintenance service efforts.
-
Maintain accurate records for all services performed
-
Coordinate all contracted services. Monitor vendor performance and ensure compliance with Kettler guidelines.
-
Solicit and analyze bids, assess work once completed, and track invoices to guarantee timely payment.
-
Conducts Monthly & Quarterly Safety Meetings and monitors direct reports’ adherence to Kettler safety guidelines

In-charge of sustaining peak efficiency operation levels for all property components.

Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage.

Contribute to ongoing staff recruitment efforts and skill-building/learning initiatives.

Oversees the maintenance team, while completing related maintenance duties.

Inspects community continuously, recording and correcting deficiencies.

Orders necessary supplies and parts within budgetary guidelines.

Manages make-ready timeline per regional guidelines, keeping down time to a minimum.

Monitors, minimizes, and manages maintenance personnel overtime.

Strives to perform maintenance duties in most cost-effective manner.

Maintains a service-oriented environment by exhibiting a professional appearance and attitude.

Coordinate daily meetings with property manager to provide updates for maintenance projects.

Qualifications:

4+ years of maintenance experience
-
2+ years supervisory experience
-
Universal EPA/CFC Certification required
-
Must possess expertise in troubleshooting, Plumbing, Electrical, Carpentry, Appliance Repairs, VFD’S Boilers/Chiller, Cooling Tower, VAV boxes, Read Blue Prints and HVAC (Heat Pumps, Water Source Heat Pumps, Gas/Electric Furnaces and Water Heaters).

Valid Driver’s License and must live with 30 minutes of the property.

Must be responsible for taking calls for after hour’s emergency maintenance; including nights and weekends on a rotational basis.

Must have personal/reliable transportation to get to work in order to respond to on-call emergencies as they occur.

Must carry a cell phone as required for on-call maintenance.

Ability to use a computer.
-
Excellent English communication skills, both verbal and written.
-
Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities.
Maintenance Technicians - All US Markets
The Maintenance Technician performs general maintenance and repair to ensure apartment homes and other property facilities are in good working order. Responsibilities include preparing apartments for move-in diagnosing, troubleshooting, and repairing heating, ventilation and air conditioning (HVAC) units; electrical appliances, outlets, and light fixtures; plumbing, carpentry, and locks. The Maintenance Technician follows a planned preventative maintenance schedule and follows up with residents after repairs are complete.
Qualifications:

One to three years of experience in multifamily property management, facility maintenance and/or mechanical repair
-
HVAC experience required
-
EPA Type II or EPA Universal required at hire or within 90 days of start date

Valid driver’s license from the state of residence
